Julie Gephart, Juno Commercial Real Estate

Principal Member of the Month, October 2009

Please give a summary of your professional background. How did you get started in the commercial real estate industry? What about your job makes you look forward to starting each day? What do you especially like/dislike about your job? Include current industry-related activities and areas of specialization, and any other information you think is pertinent.

I got started back in 1989 working at Camray and KCS Development.  I had a friend working there and see suggested that I apply.  I started my career as an assistant making copies, filing, answering phones and doing whatever was asked of me.  I feel that I was able to learn so much by starting from the bottom and getting so much experience.   I then moved on to BTV Crown Equities as an Assistant Property Manager.  In 2002 I took a short break from Property Management and worked for the Sacramento River Cats Baseball Team.  I really enjoyed being part of something new for Sacramento.  I got back into real estate working for PDC Properties as a Property Manager and now working for Juno Commercial Real Estate as a Property Manager.  I look forward to starting my day because each day seems to be different then the last.   I do have my normal duties, but Property Management brings different scenarios all the time.   I like being there for my tenants, and feel very fortunate that I get to work with such great people at my company.

What are some of the things in your career that you are most proud of?

I feel proud that I am able to help my tenants and make them happy to be in my buildings.  I believe that I do a good job.

What are your future career goals?

I want to continue to be the best in my job.

Did you ever have a "defining moment" or memorable experience related to your career in the real estate industry?

In 1993/1994 I was fortunate to be part of a team that went to the International level and won a TOBY (The Office Building of the Year) Award for Suburban Office Parks – Low Rise.

Please give a summary of how you became involved with BOMA Sacramento and what benefits you find to be the most valuable - include any BOMA activities/committees in which you've participated.

I had been a member for a few years back in the 90s.  I came back in 2004 and enjoy what BOMA has to offer.  The education, relationships and good times.  I enjoy being on the board.  I am the chair for the TOBY Awards.  It is exciting that we are starting this back up this year.

Please share any information that you'd like about your personal life (family, hobbies, community involvement, etc.).

In November I will be married to my wonderful husband Scott for seven years.  It is a good thing I took a break from real estate and worked for the River Cats because otherwise I may have not meet him.  He is the best!  I have a 5 year old boy named Franklin.  He brings so much joy to my life.  Being a wife and mother makes me so happy.  I have a wonderful father, mother, sisters, sister in law, brother in laws, nieces, nephew, father in law and grandparents.  I feel so fortunate that my family lives so close.  Family is the most important thing to me.  I love to golf and scrapbook when there is time.  I also have wonderful friends in my life.

Please give a summary of your professional background. How did you get started in your current industry? What about your job makes you look forward to starting each day? What do you especially like/dislike about your job? Include current industry-related activities and areas of specialization, and any other information you think is pertinent.

Started in the retail grocery industry in 1978 working for Alpha Beta in So. Calif.  After many years I relocated to No. Calif. and entered the Food Brokerage business as a sales rep.  Worked with different brokerages, learning the basics of sales and progressing through numerous added responsibilities.  Becoming somewhat disenchanted with the wholesale Grocery industry's lack of vision and aggressiveness in sales, marketing, and merchandising, I sought more challenge and was introduced to the janitorial distribution business through a friend.  Each day in this job brings on a new/different challenge that requires thought, understanding and action.  No two days alike!!  I represent my Company and work for my customers!!

What are some of the things in your career that you are most proud of?

My ability to adapt to the new products, customer bases, technical transitions and the ability to work with and for the people I represent.

What are your future career goals?

My career goals are simple and straight forward!! "To continue to grow and exceed my own expectations".

Did you ever have a "defining moment" or memorable experience related to your career?

"The realization that Sales is a Profession, Not just a Job."

Please share any information that you'd like about your personal life (family, hobbies, community involvement, etc.).

I have been married 27 years to my husband Dan and we have 3 Amazing children Daniel 27, Trevor 25, and Candice 23. My hobbies are all family related!! We do lots of boating, camping and motorcycle riding.

Any other information/concerns/suggestions you'd like to share with fellow BOMA members?

Continue with all of the outstanding events and networking opportunities that BOMA offers!!
